We prepare and post quality video tours of the property and take care of live showings. Live showings can be scheduled 24/7 online by Realtors, and we hire a professional showing service company that also allows us to provide you with ample feedback. Our favorite way to find the best residents is having open houses.


We conduct rigorous background, eviction and credit checks on all prospective residents 18 years and older to place the most reliable residents. We also verify employment, income, past employment, debt and rental history. Our Minimum Qualifications set the bar high in order to qualify to rent from our company.


We prepare and execute all leasing documents, and our leases are created by a very reputable law office here in Colorado. We secure rents and place security deposit funds into a trust account. We also provide a formal new resident training on how to care for the property and how to use the online resident portal.



We enforce the rent collections cycle with a strict, yet respectful, process that helps avoid late payments. We then deposit rent funds to your account electronically on a regular schedule.


We respond quickly to resident needs and emergencies, handling repair requests with our trusted cost-effective team of qualified, insured maintenance professionals. We also conduct periodic proactive interior and exterior inspections and preventative maintenance.


We actively work to retain residents longer with excellent service. We proactively renew leases to help you avoid turnover, which is almost always an expense. We do not charge lease renewal fees.


When the tenant does move on, we process notices, educate the tenant on the process for a smooth transition, conduct the walk through and manage deposit disbursements. Often we are able to transition between tenants with NO VACANCY PERIOD, saving the owner a lot of money.


In addition to the 24/7 client portal with on-demand, detailed accounting, activity and maintenance reports, we provide detailed monthly reports and year-end tax statements. During the entire leasing process, owners receive continuous updates.
