Initial Every Page

In a perfect world, nothing bad would happen. In this world, you need to protect yourself whenever you can. With contracts in real estate, one of the best ways to do this is to initial the bottom of every page.

Initialing the bottom of each page makes it very hard to switch that page out, and/or make alterations. If you want to take things a step further add your initials in blue ink so the original is easier to distinguish. It's probably a good practice with most contracts because it prevents fraudulence.

When using electronic contracts, this isn't as necessary as things are usually traced to an IP address and it's very hard for someone to alter these contracts once there are signatures.

Sometimes people ask if they need to initial a page that their signature is on. We've been told it's not necessary but we still initial the bottom of every page of a contract we agree to. It's a good practice to have.
