How can I be notified of new property listings?

You can “Like” us on Facebook for same day posts of our listings in your newsfeed.


Where can I find the most current information about your available rentals?

Each of our available rental properties are listed on hundreds of rental home websites but the most updated information can be found on our website. Available Properties


How do I view the property?

Please fill out the form to the right or call us to set up a showing. Most of our homes are gone within a day or two of being available. Try making our open houses as that's when we get most of our applications.


When do you show the property?

We typically try to do open houses on the weekends to meet applicants, and they can meet the property manager. Individual showings are possible, but we try to minimize inconvenience to current residents.


How do I know if a property is available?

If the property is listed on our website, it is an active available listing. However if you would like to apply, please contact our office and we can let you know if there are any pending applications in process. We process completed applications as we receive them.


Why are properties still advertised if you have a pending application?

Application status can change at any time and for various reasons. In order to provide the best service to our property owner and future residents we do not remove a property from our listings until a lease is signed and the deposit has been received for the property.


Are pets allowed?

For most of our properties pets are negotiable with a fee of $200.00 per pet, and renters insurance may be required. Some breed restrictions are imposed by the owner’s insurance policy and/or homeowner associations. No pets less than 1 year of age will be allowed.


What are the qualifications?

You need to have a combined verifiable income of 3 times the monthly rent, two most recent years of favorable rental references or home ownership, no evictions in the past five years, no open bankruptcy, an average of 600 credit score and reasonable debt to income ratio. How do you verify my income if I am self-employed?

If you are self-employed you will need to provide the last 6 months of bank statements and the previous two years tax returns and Schedule C.


What would disqualify my application from being approved?

Five reasons for automatic denial are having an eviction in the past 5 years, negative tenant history in the last 2 years, false information, violent and/or fraud related criminal history, or not meeting the income requirement.


What if I have bad credit?

Depending on the extent of any credit issues additional deposits or a co-signer may be a consideration. Everyone's situation is different so we can't give an across the board answer.


What do you need to process the application?

We will begin processing an application that has been fully completed and all support documentation attached. Incomplete applications will not be started until all support documentation has been received. The items needed are from each person over the age of 18 years old:

  • All sections of Application signed and completed
  • Copy of Photo ID/Driver’s License
  • Copy of Social Security Card
  • Proof of income (pay stubs, or banks statements and 1099 if self employed)
  • $40.00 application fee

How do I apply for a property?

You may submit your application by bringing it to our office during our business hours, via email to info@719pm.com, or click Apply Now. Once an application has been received and all supporting documents provided we can accept payment in either cash or certified funds if not paying online.


Do you accept co-signers?

Some property owners may allow a co-signer. Any potential co-signer will need to have verifiable income to sufficiently qualify for both their current living situation and for the property that they will be co-signing for, complete an application and pay the application fee. They will also need to be on the lease.


How long is the application process?

There isn’t a set time frame on the completion of an application, as it is dependent on how quickly the verification of tenancy and employment are received, but typically within 2 business days . If we have a problem receiving one of your tenancy or employer verifications, you will be notified. We do not process one application at a time, therefore it's beneficial to the applicant to let their current landlord and employer know they will be contacted for verification. Delays in verification can result in someone else getting approved first.


How can I help to make it easier to process my application?

Provide daytime phone numbers for your current and previous landlords and make sure to notify your current landlord that you are planning on moving since without a notice many landlords and management companies will not release your information to us. Be sure to provide us with a contact phone number that you answer or check messages frequently, a delay in response to our messages may place your application inactive. We do not process one application at a time, and it's not uncommon for an applicant who applied 2nd or 3rd to be approved first.


What is the best way to communicate with you during the application process?

Once an application has been received, we will contact you if additional information is needed in order to continue to process the application. Please keep in mind you will be contacted if your application has been approved or denied. If you have not been contacted within 3 business days, please email: info@719pm.com.


Can I get my application “Pre-Approved”?

Currently we are not doing "Pre-Approvals". We want residents to love the home they apply for and not just accepting a home that fits.


What if I have special circumstances to explain issues with my credit, income or rental history?

Put your special circumstances in writing when you submit it with your application. We cannot make any promises as everyone has a different situation. Please keep in mind our obligations are to the homeowners, not applicants.


If my application is approved what do I do next?

You will need to make an appointment to sign the lease and pay the deposit to secure the property within 48 hours or two business days from the time you are notified that the application is approved. If the Lease and Deposit are not received within this time frame other applicants will be considered for the property.


Can the deposit be broken down into payments?

No, the Deposit for the property will need to be paid in full using Certified Funds.


What is the term of the lease?

All leases are for a 12 month minimum term. We do not allow Month-to-Month renting. The length of the lease beyond 12 months varies depending on owner requests. Lease renewals are done a minimum of 30 days before the current lease expiration.


What utilities am I responsible for?

Although it varies by property, all properties require residents to pay for electricity and gas, and most properties require either full payment or partial payment toward water, sewer and garbage. You may view the specifics for each property's utility requirement by visiting our Available Properties page and viewing the property you are interested in. You will need to transfer the electricity, water and gas service into your name by the first day of the lease period.


What do I need to bring to my lease signing and how long will it take?

The lease signing will take place in our office, the review and signing typically takes 30-40 minutes. You will need to make sure to bring your Certified Funds for the first month’s rent, security deposit, and any additional monies due. All person(s) 18 and older listed on the lease will need to be at the lease signing or make arrangements to sign prior to that appointment date. Keys will not be given out until all parties sign the lease.


Do you own the property?

We manage the property for the owner of the property. We are an authorized agent of the owner, and we enter into leases on the owner's behalf. Each lease explains this in detail.
